Project Description:
The three-building complex known as The Grand of Prospect, is located on a 14 acre site at 5217 Chamberlain Lane in Louisville, KY. The main building is roughly 193,000 square feet with several wings, housing both assisted living and memory care residents in 175 units. The main building also includes three courtyards which provide several amenities for residents. Independent living offers 2, three-story structures with 24 units each, totaling approximately 92,000 square feet. The first two floors of the independent living buildings consist of 36-space parking garages. Additionally, a total of 265 parking spaces are available, as well as several golf-cart parking spaces.

Mindel Scott’s Tasks:
Mindel Scott was responsible for land-use planning and zoning, including a conditional use permit. Mindel Scott was also responsible for the site plan, development plan review process, topographic and boundary surveys, minor plat, easement plats, civil engineering design of storm drainage, sanitary sewers, and road improvements and entrance plans for Chamberlain Lane. Mindel Scott also completed the detention basin analysis, landscape plan, tree preservation plan, building staking, and utility coordination. Mindel Scott was heavily involved in the facilitation and obtainment of permits, and coordination with local and governing agencies.
